Floor Plan to 3D Model and BIM (IFC) with AI

Most building projects start as a 2D floor plan, but owners, clients and planners understand a building faster in 3D. Redrawing a plan as a 3D model by hand takes hours. Our new Floor Plan to 3D Model tool in AI Services does the first pass for you: upload a plan, or simply describe the building, and get a concept model with the files you need to share it.

Three ways to start

  • A DXF plan from your CAD program — the most reliable input, because wall layers and door blocks leave little to guess.
  • A vector PDF exported from CAD, one page per floor, bottom floor first. The AI reads the scale from the title block and checks it against a printed dimension.
  • A written description — "single-storey, three bedrooms, about 1,400 sq ft, open kitchen and living facing south". The AI lays out a sensible concept plan that you can then edit.

Scanned drawings and photos are only pixels, so they're skipped and never charged. DWG users: Save As DXF first.

Is it a BIM model?

Yes — at concept stage. The download includes an IFC4 file, the open BIM standard, with storeys, walls with real door and window openings, floor slabs, the roof and every room as a space with its area and quantities. It opens in Revit, ArchiCAD, Vectorworks, BricsCAD, Solibri, Navisworks and FreeCAD. Think of it as LOD 100–200: layout, massing, openings and areas. Structure, services, wall build-ups, stairs and finishes aren't modelled, and it isn't for construction or permit drawings.

Everything else in the ZIP

  • GLB 3D model (glTF 2.0) for Windows 3D Viewer, Blender, SketchUp and web or AR viewers.
  • PDF sheet set: a cover with a 3D view, floor plans and elevations printed to a standard scale with a scale bar, 3D views and a room schedule.
  • PNG images of every plan, elevation and 3D view.
  • Excel schedule of rooms, walls, doors and windows with net and gross areas.

How the plan is read

Wall positions and thicknesses come from the plan's own lines: pairs of parallel lines become walls, gaps in them become doors, windows or open passages, and printed room names become rooms whose areas are measured to the inside face of the walls. What can go wrong is meaning — a kitchen counter read as a wall, a window read as a door. Plans also don't show heights, so floor-to-floor height, door and window heights and sills are assumed.

Check it in 3D, then rebuild for free

The finished model opens in a 3D viewer on the page. Turn it, save any view as an image, switch to the plan and click a wall or opening to edit it: delete a false wall, change a door to a window, rename rooms, set level heights or switch between a flat and a gable roof. Saving rebuilds every file — IFC, GLB, PDF, images and Excel — with no new AI run, as often as you like for 30 days.

Paying, and your files

There's no subscription: each run is paid from your AI wallet and priced per floor, and you see the maximum before you confirm. Failed runs and unreadable pages are returned automatically. Your plan is processed in an isolated sandbox and deleted when the run finishes.
